What To Do When You Smell Gas (And Why The Smell Misleads)

Team Tampa Gas Leak Pros

Gas leaks are the one plumbing problem where the right first move is to leave. Not to investigate, not to check the stove, not to find the source. Leave the building, then call from outside.

That advice sounds obvious written down. In practice most people spend several minutes walking room to room trying to work out where the smell is coming from, which is exactly the wrong use of those minutes.

Why the smell moves

Natural gas has no odor. Utilities add mercaptan, a sulfur compound, specifically so a leak announces itself. What that compound does not do is stay put. Gas travels along floor joists, through wall cavities and up plumbing chases, so the room where you smell it is frequently not the room where the leak is.

This is why homeowners in Tampa sometimes tear apart a kitchen wall on a hunch and find nothing. The fitting was in the crawl space twenty feet away.

What a proper diagnosis looks like

A licensed gas fitter does not follow their nose. The sequence is a pressure test at the meter first, which tells you whether the system is losing gas at all and roughly how fast. Then the system gets isolated section by section until the losing branch is identified. Only then does an electronic detector calibrated to methane come out, followed by bubble solution to confirm the exact fitting.

Done that way, a leak in a wall gets located without opening five feet of drywall. Underground lines get traced first so the excavation is a few feet wide instead of a trench across the yard.

Where leaks actually turn up

Four causes account for most of what gets found. Corroded black iron pipe, particularly at the threads in damp crawl spaces. Failed flare fittings at appliance connectors, which have a service life and are meant to be replaced with the appliance rather than reused. Cracked underground poly line, often from someone’s shovel years earlier. And unions that were never tightened properly during a past repair.

Florida properties add salt air to the list. Exposed fittings on coastal homes corrode within a few years, and propane regulators here rarely reach their fifteen-year rated life.

The part homeowners get wrong about the utility

Calling the gas company is the right first call, and they will shut off service at the meter. What they will not do is repair the piping past the meter, because that side belongs to you. So the utility stops the danger and leaves you with no heat, no hot water and no stove until a licensed fitter repairs the actual fault. Plan for two calls, not one.

One last thing

A carbon monoxide alarm is a different emergency than a gas smell, and it deserves the same response. CO has no odor at all and comes from incomplete combustion, usually a cracked heat exchanger or a blocked flue rather than a leaking line. If the alarm sounds, get everyone outside and have combustion and venting checked, not just the gas piping.
